Access Statement

Introduction

Hornsbarrow Farmhouse dates from 1681 and retains several period features such as oak beams and a cast iron range. The lounge/dining area has a number of pieces of antique furniture that are complemented by comfortable modern leather settees.

The farmhouse is a semi detached property; the owners live in the attached barn conversion, however, the main entrance to the house and car parking are quite private. We are located three miles from Kirkby Lonsdale and three miles from Junction 36 of the M6 motorway just off the A65. This is a rural location and all the main rooms in the house have a southerly aspect looking out over open countryside.

-The nearest bus stop is approximately 1 mile away at The Plough Hotel.
-The nearest train station is Oxenholme and The Lake District 9 miles away. There are accessible taxis at the station.

Arrival and Car Parking Facilities

-We will meet you on arrival to hand over the keys and show you into the house.
-There is a car parking area that is flat and even with sufficient room to park up to four cars.
-You can park next to the front entrance.
-The parking area is lit by solar lighting.
-The outside light above the entrance door is switched on from the inside of the house in the porch.
-The entrance to the house at the front has a threshold 6cm high (door hinged on the left) leading into a small entrance hall. The door is 80cm wide, the key hole lock is 95cm high.
-The inner front door is 80cm wide and the key hole lock 87cm high.
-The inner porch door is quite low as it is the original entrance to the house.

General Information

-There is oil fired central heating throughout with radiators in all the rooms.
-The heating is controlled by a programmable thermostat and there are thermostatically controlled valves on the radiators.
-There is an open fire in the lounge and logs for the fire are supplied in the porch at the back door.
-All light switches are 1.35m high

Lounge and Dining Room

-The porch opens into the lounge/dining area with the kitchen accessed through the far right hand corner. Open tread stairs lead from the lounge to the first floor, which has a double bedroom, two twin bedrooms and bathroom. The steps are 17cm high, 88cm wide and 25cm deep.
-Door width 78cm to kitchen.
-The lounge and dining room is open plan.
-An antique rectangular table in the dining area measures 1.68 metres long, 0.83 metres wide and 74cm high. The table has a stretcher at floor level on all sides.
-Chairs are movable with rush seats and no arms.
-There is a free space of 0.8 metres clear of doors and furniture.
-Fitted carpets throughout with a large 'rag rug' in front of fire.
-Two 3 seater and one 2 seater leather settees, a wooden rocking chair and one half Windsor chair.
-Colour digital TV with remote control. Sky Freesat box and DVD player with selection of DVDs.
-Open fireplace with fire guard.
-Smoke alarm fitted.

Kitchen

-There is a 12 cm high step up into the kitchen from the dining area.
-The worktop height is standard at approximately 97cm.
-The oven door is drop down (oven base 55cm above floor level) with the microwave above (microwave base 1.2m above floor level). The hob is induction and at worktop height.
-The ceramic sink is standard height with cupboards underneath.
-Lighting is spotlight bulbs on ceiling, with under unit lighting.
-1.08metres free space between all furniture and worktops.
-Good contrast between floor, cupboards and other surfaces.
-Fridge/ freezer built in. Freezer base at floor level, fridge base 94cm above floor level.
-Flooring is tiled.

Utility Room

-The door from the kitchen to the utility is 87cm wide and hinged on the right. The lock is 1.25m high.
-The utility room has hanging space for coats and space for boots and shoes.
-Standard size front loading washing machine is provided in the utility room.
-Traditional shallow stone sink at standard worktop height approximately 88cm.
-Downstairs toilet off utility room door width 66cm hinged on the left.
-Toilet seat height 40cm.
-Space to left of toilet 30cm, space to right of toilet 33cm.
-Two back doors from utility room each 74cm wide, one to rear of property where the logs for the open fire are stored in the porch and with a 11cm step down to access the wheelie bin. The other back door to the side of the property has a 7cm step down and then 6 steps up (step height 16cm) leading on to the narrow part of the garden. There are two locks on each door being 52cm high and 1.4m high.
-A sliding door 84cm wide with a 10cm step leads into the garage where the recycling boxes are kept.
-Smoke alarm fitted and carbon monoxide alarm fitted. Fire extinguisher.

Landing

-Smoke alarm fitted.

Double Bedroom

-A step 10cm down into the bedroom.
-Door width 75cm hinged on the left.
-Double bed provided 4ft 6ins.
-Bed height 62cm floor to top of mattress.
-Non feather duvets and pillows provided.
-Largest transfer space available left or right of bed is 1.1metres.
-Dressing table with drawers is 80cm high. Bedside tables are 72cm high.
-Largest free space clear of doors and furniture is 1.8m by 2.1m.

Twin (Blue) Bedroom

-Level access from the bedroom to the landing and bathroom, corridor width 90cm.
-Door width 77cm hinged on the right.
-Two single beds each 3 feet wide.
-Bed height 58cm from the floor to the top of mattress.
-Non feather duvet and pillows provided.
-Largest transfer space available left or right of bed is 88cm.
-Dressing table with drawers is 88cm high. Bedside cabinet is 74cm high.
-Largest free space clear of doors and furniture is 2.4m by 0.88m.

Twin (Green) Bedroom

-Level access from the bedroom to the landing and bathroom.
-Door width 74cm hinged on the right.
-Two single beds each 3 feet wide.
-Bed height 66cm from the floor to the top of mattress.
-Non feather duvet and pillows provided.
-Largest transfer space available left or right of bed is 1 metre.
-Dressing table with drawers is 77cm high. Bedside cabinet is 70cm high.
-Largest free space clear of doors and furniture is 1.5m by 1.7m.

Bathroom

-Door width 74cm hinged on the left.
-Bath with flexible shower over. Non slip mat provided in bath.
-Bath height is 56cm.
-Free space in bathroom free of doors and furniture is 1metre by 2.1metres.
-Toilet seat height 42cm.
-Space to right of toilet is 20cm space available to left of toilet 75cm.
-Flooring is tiled with a bath mat.
-Good colour contrast between floor walls and furniture.
-Space under the wash basin is free (pedestal - no pipes or vanity unit).

Grounds and Gardens

-Garden table, chairs and umbrella at front of property.
-Two steps 15cm high up to small garden (grassed) area with borders.

Additional Information

-Information folder is produced in size 14 font.
-There is mobile phone reception, however, it is more reliable at the front of the house but can vary according to the provider.
-The cottage is no smoking throughout.
-Well behaved dogs (2 max. up to Labrador size) are welcome, please inform us when booking.
